Appraisals
An appraisal provides an estimate or opinion of the past, present, or future value of a property. This estimate or opinion is usually presented in a report that outlines specific details of the subject property, the comparable sales used in the valuation analysis, and the analysis performed by the appraiser to come to their value conclusion.
As Real Estate is the source of much of people’s personal wealth, an appraisal is an important part of applying for various types of financing and is often the most common reason people have appraisals completed. However other reasons someone could need an appraisal include estate management, capital gains purposes, risk profiling an investment decision, challenging the MPAC assessment of their property, and many different legal disputes.
